My girlfriend works in a Realtors office, and one of the Realtors asked if I would paint the inside of a condo she is trying to sell. I told her that I wouldn't mind doing it. The only problem is that she wants me to give her an official bid, supplies and all. My only experience painting is painting rooms in the hotel that I work maintenance for. So coming up with a bid is pretty difficult. I dont know how to figure the numbers. The condo that she wants painted is three floors. 4 bedrooms, 3 baths, 4,332 sq. feet. She doesnt want me to paint 3 of the bedrooms. It is probably going to take a good amount of time to do so I was hoping somebody could give me some good hints on how to do this. There is obviously no way to compute the exact amount. You'll want to break your bid down into sections: materials, supplies and labor.
First, for materials (paint), ask her what kind of paint she wants, or get a paint specification. This is important, as paint can vary in price depending on what you're buying. Then, figure out how much you need (tell the guy at the paint store, he should be able to give you a good estimate... also, 1 gallon is usually good for a 12' x 12' bedroom).
Then, materials. You'll need the basics: brushes, rollers, buckets, protection for the floor (tarp), maybe a ladder, etc. Go to a hardware store and mark all the prices down. Don't forget sales tax on paint and materials!
Then labor. You need to decide how much your time is worth, and about how long it will take you. For a regular paint contractor, labor runs at about $40.00/hr. If you want to be nicer about that, feel free. It depends on how much money you want to get out of it.
After you get a total of these three numbers, a 10% markup is standard. So, say you add it up and the total is $1200, you can go up to $1320.
